HUD Foreclosures for Sale |
HUD Foreclosures for Sale are properties that have been foreclosed as a result of the previous owners not being able to pay mortgages insured by the Federal Housing Administration. Such properties could be either single family homes or multifamily properties with five or more dwelling units. The listing for the foreclosed single family homes can be found on HUD Home Store, an online portal owned by the Department of Housing and Urban Development.
The listing of multifamily properties, which may include apartments, town houses, nursing homes, hospitals, elderly housing, retirement service centers, mobile home parks and vacant land, is made available on a weekly basis on the HUD website. One must note that these properties are offered all cash, and there is no financing or mortgage insurance provided to buy the same.
One can subscribe to receive electronic invitation to participate in the bidding process when a multifamily property becomes available for sale through a foreclosure procedure. To do so, you can go to the Multifamily Property Disposition Mailing List and enter your email address. Alternately, one can find weekly foreclosures for sale on the HUD website also from where they can download Free Info and Bid Kit available for each property and follow the instructions contained in them. For additional questions, you can contact the Realty Specialist assigned individually for each property.
HUD became the owner of these properties when their original owners default on FHA-insured mortgages. FHA does not lend money. It insures the money lent by a lender to a borrower against default by the borrower. When a mortgagor defaults on a mortgage, the mortgagee can hand over the mortgage to HUD and receive the benefits of insurance in return. Now the mortgage becomes a HUD-held mortgage, which gives HUD Multifamily Property Disposition the right to foreclose on the property in question.
